Frequently asked questions

How much commission do holiday home companies charge in Dubai?

Full management typically costs 15–28% of rental revenue. Below 15% usually signals outsourced cleaning or hidden fees; above 25% should come with boutique or luxury positioning.

Do I need a DTCM permit for a holiday home?

Yes — every short-stay unit in Dubai needs a DTCM holiday home permit. Ask whether the operator holds it under their license or registers it in your name, and what happens to it if you part ways.

Does a holiday home earn more than a long-term rental?

In strong short-stay areas (Marina, JBR, Downtown, JVC for value stays), net income is typically 15–30% higher after commission and fees — but with seasonality and higher wear.
