We booked an off-plan unit at Sobha Central, only to experience a bait-and-switch when unannounced architectural layout changes altered key unit specifications post-booking. After agreeing to a mutual cancellation and submitting all requested indemnity paperwork over two months ago, Sobha has continuously failed to release our booking deposit. Due to non-responsiveness and shifting administrative excuses, an official regulatory complaint has been registered with the Dubai Land Department (RERA #55571/2026). Proceed with caution.

We came to Sobha Hartland – The Terraces Building simply to deliver a gift to a friend, yet the way we were treated by the receptionist was completely unacceptable. We politely asked if the gift could either be kept at reception or if we could leave it outside our friend’s apartment door. Rather than trying to find a solution, the receptionist seemed intent on dismissing us and turning us away, with zero willingness to help. We were not asking for the moon and the stars. This was a simple and entirely reasonable request that receptionists in residential buildings routinely assist with. Instead, we were met with hostility, rudeness and an unnecessarily difficult attitude. It ultimately took a phone call to our friend, who is a resident, and for her to directly instruct the receptionist to accept the gift before he finally agreed. What should have taken less than a minute turned into more than 10 minutes of unpleasantness and complete uncooperativeness. If this is how visitors are treated, we can only imagine how delivery workers are spoken to and treated on a daily basis. It is such a shame because the development itself is beautiful, yet the conduct of this one receptionist makes the whole development seem like an unpleasant place to be. Basic courtesy, professionalism and a willingness to help should be the absolute minimum.
