We had a very bad experience during and after the handover of the property we were renting, managed by Dacha (Tatyana and Konstantin). There was no official handover document, despite asking for it multiple times. We left the house spotless and very well maintained. Everything was clean, including the AC’s. The agent said “everything looks fine” Then, to our surprise, money was withheld from our security deposit for unwarranted ‘repairs’. AC duct cleaning (despite us handing over many receipts for previous work done, including AC cleaning), changing of door handles etc.. After many requests and no response, we were sent a quotation from a contractor as ‘the report’. This whole process is very questionable.

Very poor and unprofessional experience with Dacha Real Estate Dubai, especially agent Ms. Tatyana Kirichenko. I rented a flat with them in Dubai for 1.5 years and the move-out / deposit process was handled extremely poorly. At handover, no proper joint exit inspection report was prepared or signed. No issues were raised with me during the handover, and I was not given any opportunity to review or remedy any alleged issues. I was verbally told by the agent Ms. Tatyana Kirichenko that the flat was "fine and it was so nice to have you as a tenant", but deductions were later made from my security deposit. I strongly dispute AED 1,300 of deductions, including furniture cleaning and AC duct cleaning. The flat had been professionally cleaned before handover and I had photos/videos of the condition + invoice shared. The AC charge was particularly questionable in my view, as there had already been AC issues during the tenancy, with contractors sent to fix them, and my contract clearly placed A/C maintenance under the landlord’s responsibility. Communication was also very poor. I had to chase multiple times just to obtain a basic settlement breakdown. I escalated to Dacha management, including senior contacts, but received no meaningful resolution. Overall, based on my experience: poor communication, no proper handover documentation, disputed deductions after the fact, and no accountability. I would not recommend dealing with this agency or agent.

Please note the issues raised in your review are strictly between you and the landlord. Dacha in no way benefits from any deposit deductions and landlord decides on the costs required to fix the damages after your 1.5year tenancy.

Mr. Aman Saheb is the agent everyone deserves but rarely finds. His patience and communication were second to none — always available, always clear, and never making me feel like a burden.
