Before renting from Lootah Real Estate, read this, a fully documented case of an official ZERO-balance confirmation followed by a WITHHELD SECURITY DEPOSIT!! This review reflects a tenancy with Lootah Real Estate Development spanning more than three years. Across that period, annual rent renewals increased each cycle, including a rise of close to 12% in the most recent renewal alone, on top of separate administrative charges added at each renewal that were not clearly itemized as rent. Ahead of vacating, written notice was provided to Lootah's leasing team approximately six weeks before the lease end date, stating clearly that a more affordable unit was being arranged and that up to two additional days beyond the contract end date might be required. This was acknowledged in a direct meeting with Lootah's staff. The unit was ultimately vacated two days after the lease end date, exactly as had been flagged in advance and discussed with them weeks earlier. Following the move-out inspection, Lootah issued a Statement of Account confirming a zero outstanding balance: no damages, no unpaid charges, no deductions of any kind. Bank account details were submitted for the deposit refund on this basis, and Lootah's team confirmed a two-month processing timeline. After two months passed with no payment, more than five follow-up emails and messages went completely unanswered. When a response finally came, it stated that "management did not approve" releasing the deposit, citing the notice period and the two extra days as justification, despite the zero-balance SOA already on file and despite this exact scenario having been raised with Lootah's team in person, in advance, with no objection at the time. No new inspection, no new damage report, no documentation of any kind was provided to justify the reversal. The full deposit was withheld in its entirety. Senior management at Lootah was contacted directly to escalate the matter. No response has been received to date. This is shared so other prospective tenants are aware: a documented, signed zero-balance confirmation was not honored, and the full security deposit was withheld months later without new justification. Anyone renting from Lootah should get the deposit refund terms, the exact notice period required (and what if it is few days less), and the consequences of any shortfall confirmed in writing, ideally referencing Dubai's Rental Dispute Settlement Centre regulations, before signing or vacating a unit.

I regret to share my experience with Lootah Real Estate Development. Communication has been extremely poor; it often feels like I'm chasing them for updates. The delivery of my unit was far from satisfactory, with ongoing issues that should have been resolved quickly but lingered for months. The service has been very inappropriate, with staff often demanding money for tasks that should be part of their responsibility. I’ve noticed workers taking long breaks, sometimes 4-5 hours a day, and whenever I try to reach out, they seem to be unavailable due to these breaks. Adding to my frustration, the construction coordinator frequently claims this is the first time I'm mentioning issues, despite having written proof on WhatsApp, including pictures. It’s disheartening when he suggests I’m lying about the problems. Customer service is equally disappointing, responding to only about every tenth email I send. It's been six months since I submitted my snag list, which should have taken just a few days to address. Each time the team comes to my apartment, they manage to damage something else, compounding my frustration. Overall, this experience has been disappointing, and I would not recommend Lootah for real estate development.

I am so frustrated dealing with Lootah. I purchased property from them, recently moved in 5 months after I signed the SPA. (It was a completed project) Most of the processes were miserable, but working on snag list is the worst. Ali who is PIC for this job, does nothing. All the requests delivered to him never happen. So I have to directly contact the main contractor who is at least supportive. There are so many issues, what just happened is i have been requesting to fix plumbing issue for last 3 days, they didn't do it. Today I came home during the work as I supposed to meet maintenance guy at 12:30pm. But nobody showed up. And Ali told me he will contact plumber and send. After that he disappeared, didn't answered my call, so I just wasted my time again.

The project was delayed for over a year. The quality of the apartment’s finishing is very poor. Unlike how a brand-new apartment should be. Try to complaint to the leadership team, it’s useless. They don’t respond even after many reminders, if they respond they would lie. I’ve never seen anything similar in the UAE. I don’t recommend it at all.

Customer service is beyond appalling. Lost for words. Embarrassed for them. I wouldn't even give a star if I had the option to. I strongly advise others to think twice before purchasing from this developer. From how the handover was managed to the poor apartment finishing, ongoing issues within the unit, and a general sense of sneakiness and lack of transparency — the entire experience has been deeply disappointing and frustrating.

Extremely bad. I'm an investor. I have tried many developers, but this is the worst by far. I bought in a project called loci. First the project is delayed more than a year. Second the finishing is very poor unlike the demo show apartment. Third they sold me the unit stating that i will get appliances along with the apartment then Apperantly they didn't provide. They have one guy only in customer service his name is Asad he is new and he got so much attitude and he is not aware of the handover process and he is the only available employee to help. If you send them an email they might get back to you in 2 or 3 days. If you leave a call back mas no one will every call back. In short I will never buy again from them and I don't recommend anyone's to live the same experience.

I had a very bad experience with Lootah real estate team. They never followed their promises at every places like Date of building completion, time of Handing over, Building quality, kitchen appliances. Finally, their customer service team is providing worst response at every time. I suggest everyone, don't buy any property from Lootah real estate. It will spoil your wealth and health.
