I’m living in Al reef2 which is under MANAZEL, the GYM is disaster the swimming pools even more disaster, the shops still not ready for rent more than years now. Don’t bother your self to complain because nothing will happen! Not recommended at all

One of the most unprofessional companies I have ever dealt with in 18 years living in Abu Dhabi. Have been waiting over 2 months for a security deposit refund. People either don’t respond to emails or reply telling me not to keep bothering them. They pass the buck constantly and then totally disregard my legitimate concerns. Manazel asked me to send them a bank refund form (I did), then said I had to wait for a cheque to be issued (it wasn’t) and then asked me to go through the process again. I have the NOC and all the paperwork and still they don’t return my security deposit. Can never get through to them on the phone. Avoid moving into any building Manazel operates or manages.

had a very negative experience moving out of a property managed by Manazel. The move-out process is unnecessarily complicated and bureaucratic. Even though I had all the required documents, I couldn’t move on the scheduled day because their office was closed for a public holiday — and there is no emergency contact or weekend support available. I had to wait three days just to get a simple signature, pay 160 AED out of my own pocket so the moving company could work (an unfair fee for humble workers), and deal with rules that clearly go against tenants’ interests: they charge for access cards to common areas, building maintenance is poor, security does nothing when someone occupies your parking space, and they ban external car cleaning services, forcing residents to use only their approved vendor. I do not recommend living in any community managed by Manazel. Very poor service, no flexibility, and policies that harm residents.

Alright, let me cut to the chase and tell you straight up what I’m dealing with here, in my own words, because we need to talk about Manazel. I’m telling you, putting your money into Manazel is, from my bitter experience, a crushing loss. My shares have tanked, my unit’s value has plummeted, and all I’ve gotten are empty promises. Firstly, this company is losing money hand over fist, and it’s a real shocker! I believe it’s because they’re shelling out outrageous salaries to inefficient staff hired through connections, not competence. And their hours? Like cushy government jobs – a total head scratcher given how badly we’re all doing. Our service fees are supposed to improve our community, right? Well, it feels like a smokescreen. They collect a fortune, but what do we see? The gym, pools, plants, walls – all neglected. Getting anything fixed is like pulling teeth! Secondly, it’s clear as day to me that Manazel gives key service contracts to its own companies, Census and Toolsman, to get their hands on our service fees. They get market prices from other firms, then let their own companies match those prices but slash the actual work, charging us extra for so-called 'additional' jobs. It’s an old trick, a real fiddle! And all those extra fees for entry permits, gate passes, home alterations – where’s that money going? Is it even legal? We’re kept in the dark with no proper owners' association. Get this: my car wash guy, who I’ve got a contract with, just got his permit denied this May 2025. Next thing I know, Manazel's own Toolsman is calling me to sell their car wash service! I had to call the cops just to get my contractor access. It’s enough to make your blood boil! They’re always trying to pull a fast one and rip us off. It makes me sick, and I wonder how many other developers in the UAE are pulling the same stunts. Who are the folks in Manazel’s general assembly anyway? What do they own? How much are they paid? I seriously doubt even 30% of what we pay actually benefits our community. The numbers just don’t add up! Thirdly, if I dare question them, they just wave a 'municipality permit' in my face. But I’ve heard they have a sham contract with an auditing company, paying them over half a million dirhams a year just to rubber-stamp their expenses without any real scrutiny. That’s downright crooked in my book! Fourthly, they brag about new tiles in the retail area. Excuse me, but that’s their property, not our common area! We’re already paying rent for their offices and supermarket through our service fees – it’s a total rip-off! And guess what? The municipality paid for the stormwater drainage, not Manazel! Fifthly, those storerooms in our buildings? The restaurant by the Downtown pool? The car mechanic in Arabian Village? Gyms, pools, courts monopolized by a private company, with trainers sharing profits with Manazel—that income is for the HOA too, not Manazel! It's a matter of principle, only fair! Honestly, Manazel barely owns anything here except the land for a school they haven’t built in 10 years, the main gates, the Enoc station, and the wastewater plant. That’s the long and short of it! So here’s what I’m saying: we, the real owners and shareholders, need to form our own owners' association. We need to control how our money is spent. Manazel needs a full audit for every fil A've spent over the years. It’s time for us to take control! Please, share this with every owner and shareholder you know. We need to spread the word! Manazel Property Management's handling of my move-out was appalling. My deposit refund was deliberately obstructed despite clearances from their site office and maintenance company through fabricated non-compliance claims, a strategy seemingly invoked by their finance department. Communication was non-existent and evasive, with no written evidence or explanation provided for deductions. A subsequent face-to-face meeting, conducted at their Mussafah office with three representatives against me alone, felt deliberately intimidating and bullying prevailed. This wasn't a misunderstanding; it felt like a calculated and deliberate tactic to frustrate and unjustly penalize departing tenants. Based on this experience, I strongly advise extreme caution when dealing with Manazel, as their closing affairs process appears intentionally designed to withhold tenant funds through intimidation and a complete lack of transparency

One of the worst real estate companies in the country, poorly managed by Mr. Firas... their goal is definitely not tenant comfort... excessive demands... we hope the Abu Dhabi government will dissolve this developer and hand it over to the more professional Aldar... the security company is also bad because it's affiliated with the same developer... even in the mall, there have been several incidents that demonstrate the developer's haphazardness... May God hold them accountable.
