Worst management and poor services. Your database didn’t recognize me as a client because I didn’t reach to this point, your team waisted my through the poor communication, every time they change their words, the rental upfront fees for short time the same as the annual one except for dewa deposit. They give fragments information after many delays. They knew my deadline to move out from my holiday apartment, in the last 2 days they told me they still need to check with the owner for the monthly basis even though they said earlier that they checked and it was confirmed. My real estate agent was having a hard time dealing with them, he had to connect me directly with them at the last time. No resolution and no respect for the client needs and time.

Very disappointing experience with Levanto. My biggest concern is the penalties and additional charges added to my account due to calculation/accounting errors and the company’s failure to inform me about them promptly. I have always made my payments on time, yet these amounts accumulated and became significantly higher. I believe it is unfair to hold me responsible for charges resulting from the company’s own errors or from penalties I was not properly notified about. I am formally requesting a full review of my account and the removal of these penalties and additional charges. On top of this, my apartment in Levanto was supposed to be handed over in December 2025, and it is now September 2026 — I am still waiting, without a clear and final handover date. I expect the company to correct the accounting issues, remove the disputed penalties, and provide a clear solution and handover date. Transparency, accurate accounting, and proper communication should be basic standards when customers invest significant amounts of money in a property.

I would give zero if I could. The property is good but the service is so terrible. They overcharge for everything, entangle you in absurd clauses, and drag on all processes for weeks and weeks. Basically, a worse version of what everyone else does. Go with some other developers.

I am an owner of a 2-BR within the (delayed) Kyoto project. I was originally told that there would be grace on payments if the project wasn’t completed by the intended date. Unfortunate how in reality, there is no flexibility on payments at all. Furthermore, legal agreements like the SPA (Sales and Purchase Agreement) which are standard in the UAE aren’t available to the buyer. This is my situation, even after over 2 years of making timely payments. When I asked for assistance due to the delay affecting my finances, I was told that nothing could be done. Therefore, I would not recommend and would encourage people to consult a lawyer before purchasing.

My experience with this developer has been absolutely terrible. I purchased an apartment that was supposed to be handed over in September this year, yet the construction progress appears to be nowhere near 20% complete! Today, ORO24 sent me a threatening email about terminating my apartment over an alleged AED 531 charge for a supposedly delayed payment. I have no idea where this amount came from. I called my bank and confirmed that all my cheques were processed smoothly with no payment issues. Please be extremely careful their communication is not transparent or straightforward, and I would not trust them! It was my biggest mistake to buy from them
